I've got (I think) pretty high ethical standards, and would want/need to stay away from any aspects of the business that are a bit 'shady' (using illegals for labor, cutting corners on building codes, questionable methods of evicting tenants, etc...)At a higher level, I'm concerned that the glamorization of real estate investing in general in the last few years, and rehabbing/flipping in particular the last year or two (via TV shows, magazine articles, etc...), combined with an overall sagging real estate market (albeit less so in my area), may mean that now is a poor time to get into this biz.

If you have a Homes Magazine for FSBOs for example, just a lising magazine where buyers contact the seller directly, the publisher must have a brokers license, so the question is, how can you advertise, even on the internet, for others without a license?

It won't be easy to find another deal, and maybe I won't find one, but I can't go wrong taking a profit and loading the magazine with bullets ready to fire when the deal is right.On the other hand, I bought a 140 unit 1-1/2 years ago and am in the process of doing a very similar scope of work.

I'd buy some bags of fruit, beef jerky, cigars, 40 oz beers, half pints of liquor, toilet paper, hustler magazines, microwave popcorn, chocolate candy, etc. and put them in a box.
