@John Paul, it's time to graduate from "old school" and start living in the 21st century for your own benefit.

I have been in touch with a couple US based ones that lend in region.  

For a quick backstory, I'm a senior in college, graduating in December.

.- You close on December 10th- The property is in great shape and does not need any significant repairs- It only needs some paint touch-up and changing a couple of broken fixtures, which you do yourself- You spend the next week buying furniture, electronics and supplies and installing/arranging everything yourself- You also roll up your sleeves and scrub the toilets and sinks and appliances- You put it on AirBnB/VRBO and have your first guest renting it for the 3 days of Christmas- You second guest rents it for the following weekend and leaves before NYE- You personally clean and restock the place between these two guestsCongrats!

Tampa is another one but I was never really close to being able to touch anything there before huge appreciation. 

Get in touch with a real estate agent locally, and see what you can actually rent it out for right now.

I also have investments in Kasa Ceiba and their Caribbean fund, would love to touch base to see how your properties are doing.

The suburbs have a number of good PM companies, but due to the low price points and rents, and the nightmare of dealing with the city and courts there, most of the good property managers in the general area won't touch Baltimore.

I need credibility, either through working for a couple of years for a company or buying my own property, starting small, and scaling with time.Now, my plan is to graduate next year (Im a junior), and get a job in a firm as an analyst in order to build that experience and mainly cover my living expenses, while on the side buy my first small property and go from there.However, and this is where I start overthinking,  I still have 1 year left in school and I want to use it to my advantage as I don't have any expenses or responsibilities other than school yet, and I want to do my first deal.
