While these “experts” may feel they are offering sage advice, more often that not it leads new investors down the wrong path.

I was almost closed on a property, but thanks to a lot of sage advice, I pulled out at the 11th hour. 

Hoping to get some advice from all the great sages who lurk this forum :)

I know there are a lot of details we need to consider in terms of numbers but I was hoping for some sage wisdom from all of you.

@Candice Gallego I'd recommend talking to my friend @julian sage who runs a company called Cohostit.com  He's not in Denver, but can use their system and  process to manage property anywhere. 

Besides, it is therapeutic. 

This means, once you carefully select your main 1-2 realtors, you trust them to always give you sage and caring advice, and to be always attracting the end result- of you owning a positive cash flow rental property that you are excited about, and is a great 1st rental property. 3) Regardless of whether you pay 100% cash or get financed, you should get pre-qualified with a seasoned mortgage broker in the local market you will likely buy in (Your realtor WILL have a great recommendation).

A sage attorney told me its just not practical to go after people with nothing to lose.
