Last year, rent growth fell off, occupancies dropped, insurance skyrocketed 4X, and interest rates rose (if floating).  

Sure, you can track everything just using a spreadsheet or you can use the "shoe box" method for your receipts (I've done both!)

Both are 2/1's in what Rebbeca calls the "Shoe Store Neighborhoods".

Some sellers haven't filled tax's since Gerald Ford was president, other do it via receipts in a shoe box, some just make up numbers, some have an accountant, it's literally all over the board as is every aspect of small MFH investments, the only standard is there is no standard. 

Credit rose from 500s to 700s (cost $$$s).

What would be your 10 year retirement plan if you were in my shoes? 

So there really isn't a right or wrong path to take.And you'd also have to put yourself in the shoes of a potential acquiring company.
