I did get my GC license which in Oregon is all law so it was simple test for me. so now here we sit 500 or so spec / pre solds later and well its been a wild ride..

Paid a top local esigner to come have a look and all she did was insult our cute little place that was doing just fine.....But I think where a designer could add value is by suggesting unique areas, like game rooms, coffee bars, outdoor BBQ/play areas, and stuff like that. 

The money that you end up owing to repay the loan over the 5 year term is now post income tax money unlike how you traditionally are supplying your 401k with pre-tax money.

Sounds like there were some lean years but your persistence has paid off big time in terms of appreciation on both rents and home value.

My business partner owns a residential property in Seattle outright (the title is in their name and they paid all cash).

Also, they ONLY earn the credits if their rent for months 2-4 is paid on time. 

What the gurus don't tell you is that they are comparing market rents to the GROSS amount of S8 rent on a voucher which INCLUDES LANDORD PAID UTILITIES!
