But no question cars are a necessity and when your starting out you should be frugal on the car and go for the real estate first and foremost.. you buy the Tesla once you can easily afford it..

The bill would require the court, if it determines that the tenant’s inability to stay current on the rent is the result of increased costs in household necessities or decreased household earnings attributable to the COVID-19 virus, to make an order for the tenant to remain in possession, to reduce the rent for the property by 25% for the next year, and to require the tenant to make monthly payments to the landlord beginning in the next calendar month in accordance with certain terms.

Usuallly the luxury market is the most sensitive to these changes, as their decisions are less driven by necessity than the family with 4 kids and number 5 on the way, who just needs a bigger place now.

Albeit most that request assistance as it stands RIGHT NOW... only a few weeks into this situation... are unwilling to take on the responsibility for themselves onto their shoulders and find it just easier to put it onto someone else... which is why we have instructed our PM's to 1) verify the tenant's unemployment with connection to COVID-19, 2) allow them to take advantage of the options above, deffer rent for only those that truly absolutely need it, and file for eviction for all the rest to be in place when courts start the process... because as mentioned above options remain in helping tenants make ends meet but not paying for a product you are currently consuming is never going to be an option, if it is... next time you go to the grocery store for food... a first level necessity... try to walkout with a cart full of it without paying and see if they'll absorb the cost - the audacity of the manager even trying to stop you! 

A lot of consumer prices will deflate with some like medicine and necessities will not deflate, but stay the same or inflate.

They are exploiting people's lack of understanding of the costs and necessities to own and operate housing. 

Because housing is a basic necessity (food, shelter, clothing)and now the progressives call it a human right.Interesting that they are not also calling for free groceries and clothing... at least be consistent!

If you do walk, I'm positive there will be more opportunities in the coming months when over leveraged landlords are forced to sell out of necessity or fear.
