The heating company boss (who got called down to our house by the contractor) deemed it so important to get replaced that he was pulling people from other jobs to get it done today.Needless to say my father-in-law is now a believer in my inspections (we also found a moisture problem in the bathroom causing the paint on the ceiling to peel that had never been reported by the tenants and fire alarms that were not functioning properly) and I'm so glad that I have a reserve fund!!

I am doing the easy things myself while subbing out the more technical items:electrical main panel and raising the mast to coderoofHVACAnd last but not least we may be ahving to raise the roof of the master bath and replacing the sill plate due to moisture penetration (I will assist in this since I am good following directions...well most of the time really)Drywall cause who really likes that anyways?

Personal preference, but I wouldn't feel right selling the property with any sort of serious moisture/mold issue or rot that could be a fairly easy repair.

Moisture helps mold to grow so purchasing a dehumidifier would help remove moisture.Good luck

But let's say a seller says, "oh that, it's really nothing, been that way for a couple years, my Realtor put that in because, technically some moisture comes in under the roof and has caused a stain on the bottom of the roof decking.
