I can promise you that my first deal was TERRIBLE, but I lived at a reduced monthly cost to living than renting/buying a single family and that is what mattered. 

However, just check the zoning to make sure you can convert he single family to a triplex.

That begs the question are you seeing similar in your markets with either single family homes existing or new construction?

@Krystal Lozano A good majority of areas still produce day 1 cash flow for multi family in Pittsburgh with a 20-25% down payment.

Similar to OP, same plan stuck between multi family or STR.
