I would just put a few more snap traps around, seal the holes to the exterior that the mice are using to get in and out (sprayfoam is your friend for this), and make sure the tenants remove any food or trash, water, whatever is attracting them.

A 200lb professional athlete is going to be more fit than an 200lb desk worker that eats fast food every meal. 

Mold requires water and a food source (dust is sufficient), so it's important to find the source of water and stop it.

Gordon Ramsey has had a restaurant for sale and it was taken over by professional squatters (didn't know that was a job title :-)They planned to give away free food and open an art gallery there and are threatening to prosecute anyone entering without their permission.

But, for all the Minimum Wage Slaves that work in the Retail and Service businesses, it made the Rents double and triple at a time of Inflated gas, food, medicine to where my old tenants call me begging for help to find a place to move to.

A highly skilled Guatemalan (my preference) or Mexican laborer will cost you $150 per day.
