I want to start smart and scale up as I learn the ropes, but I’m personally struggling to narrow down which area to focus on.If you’ve done this before, what advice would you give someone like me?

But what separates the top investors and house buyers from those who quit?

Might be an additional cost there.If units are updated, capex items look good, leases and tenants look solid, and there are no other regular expenses besides the 5200 in insurance/property taxes then I like this deal.  

I hear so many things from door knocking to contacting your circle of influence but lets be realistic there is tons and tons of tools that make outreach way more effective.What would be a good way to market to get 5 listings this month?
