That raises the cost esp in a small SF model....

I'd like to get a referral on a model from someone who has installed one that they are happy with. 

It is very common here for investors to model a buy out of anywhere from $50-$500k.

Over the next 3 - 5 years I plan to 1031 exchange all of our single family homes and purchase another 40 that won’t have mortgages (we use the lease option model to sell our properties to maximize profits so we cycle through properties every 3-5 years).

I haven't heard any who recommend a primary business model of buying notes with the chief intent of foreclosing versus getting the owner re-performing considering the cost and time required for foreclosure proceedings as well as all the unknowns that come  along with it.

There are so many ways to approach this model, from buying existing, to retrofitting homes, to building new.

They all use the same business model.
