If you plan to keep your current home as a rental, a home equity loan or HELOC could help fund your new home’s remodel while keeping your low mortgage rate.

Outside of that, looking for value add opportunities that help maximize rents and understanding immediate needs to turn it over to the a rental (appliances, fixtures, paint, flooring, etc.). 

I’m introducing myself as a new investor who lives on the western slope of Colorado and looking for properties that help capitalize on the tourism industry that is local to my community.

To take it a step further we have been taking loans from our 401K’s to help support down payments on rental properties.

I agreed to handle one of their portfolios for free (he's actually still with us nearly 15 years later) if he would build out a system to help us build out the database system.

Not enough income for lenders compared to what else is out there for themThe biggest thing is the lot but other factors like the actual manufactured unit being quality and up to code helps a lot.
