I use my license for multiple activities: Of course- comps, when buying and when selling, tax data- to see what I am about to pay when i own the home ( for long term holdings), check the DOM (days on the market) for the subdivision I am either buying on, or when I plan on selling, etc. 

I have said it multiple times including on BP,  "Buying property at Tax Sale is the most hazardous way to buy real estate." 

If your credit is solid, you might also look into portfolio loans or DSCR loans, which are often more flexible for investors with multiple properties.

There are multiple benefits of using a POA to list the property rather than getting a purchase agreement e-signed with a "listing clause" in it.
