Have collected rentals over my working life and managed them myself( since retiring 20+ years ago), and am finding it more and more difficult to keep up with the maintenance, management, and tenant selection process as the body is not as agile as it once was and either is my patience.

Each message should be an iteration of your contact information, the benefits to the Seller of working with YOU, and a strong call to action.Don't be overly wordy, keep it short and sweet, do not tell tales ("my wife and I are looking to move into this neighborhood"...unless you really are planning to do just that....I've run a number of successful campaigns for people looking for a personal residence).

I went through 10+ iterations of plans upon finally deciding on this set. 2) the car ports will be the tandem spots, the drive way can fit 2 cars side by side (the tandem spots aren't listed because this isn't the final plans for the city)3) I really hope you're wrong, I want this thing built in 9 months or less (granted there is not much rain delays)4) I have my worse case scenario at 450K all in; 375K is a likely number5) Site management is going to be a nightmare, I agree with you.

There are a few different iterations, but essentially, you have a 40 year fixed rate that is broken up into two parts; the first ten years is interest only, then automatically "converts" to an amortized loan over the next 30 years.
