Currently there are a ton of buyers pouring money into finding deals off market and it's tight any where in the country.

Put it at/before the closing, otherwise they likely won't readjust your mortgage balance unless you "recast" the mortgage which may need more costs.

There are may other ways to do it but the point being, you are not only buying a primary residence for you to live, but it also is an investment because it is bringing in money for you every month.
