It also sounds like you really need to do some trial and error on the marketing side.  

(Not something you will get right immediately, I often find when I start a new project - what I think I should do, and what I actually need to do to get results takes some trial and error.

Worse case I see losing a few thousand in my trial/error.Also, if you've done any of this in the past/present and have any horror stories, I'd love to hear those as well.Looking at the other posts on this subject doing owner financing to sell them instead of flipping looks like another option as well.Thanks,John

So basically, we need alot of trial and error and it made wholesaling seem like it was way to difficult for what it was worth.So until recently, I was completely turned off by the thought of wholesaling, but I knew we had to be doing something totally wrong....way wrong, because i was seeing too many people succeeding from it.

Did them all and they produced MAYBE 1or 2 buyers and 0 motivated sellers..I was also getting to a point where I was in denial that people made money wholesaling and that it was a big marketing gimmick..i'm slowly but surely changing that mindset..I'm doing a trial site in a last attempt b4 i have to rethink my strategy..Frustrating?
