although i am sure its true when we were searching for homes i kept stumbling upon these fixer uppers that i wished i could have gotten. although they needed some tweaking on the numbers and i don't know the real fix up costs vs. my guesstimates of them i would say that with an add't 20-30% off the current asking price they may have been good investments...the point of that ramble is that these houses seemed to be speaking to me. the neighborhoods were not GREAT but they were in the lower-middle class and still on the "good" side (as my realtor said). i actually saw that one of the houses that i looked at 2 1/2 months ago is still on the market!

A hard money lender (HML) is different from a conventional lender because the HML is hyper focused on their basis in the asset and is willing to OWN the asset should the borrower stumble and not be willing or able to pay back interest and or principal.

I stumbled upon Biggerpockets when one day, I realized I didn't want the average 9to5 job that everyone has where my raises and ability to go on vacation and take days off are dependent on someone giving me approval so I looked and it seemed like the most plausible way of avoiding that and making a good living is going into Real estate investing.
