Semi retirement.

That will fund my semi-retirement into full time REI, while still getting significant income from my current employer as a 1099 contractor.From there, I will make enough to create a truly passive portfolio and retire.

That sounds like closer to a semi equal comparison, but idk GE that well to make any real wise determination.   

Flat pure white on the ceilings, eggshell on the walls and a semi-gloss latex or satin (if you can) oil on the trim/doors/cabinets for durability and easy clean up. 

Even with a flat fee or discount brokerage, when a property is listed on the MLS the seller's agent is usually going to offer at least a semi-competitive co-op. 

You can't just say "Euclid is ___ letter grade"... a single family house on E. 197th between Lakeshore & Edgecliff is totally not comparable to a semi-detached house (or half duplex or whatever you want to call it) on E. 248th off of Euclid Avenue.

After tow truck fees and a hiring a flatbed semi to haul the trailer home, I wrote a check to my friend a new trailer so he could replace the old one. 

They want a discount and or semi project that can provide more equity on the front end.

If your goal is just to own enough for semi passive FI, perhaps 10 to 30 rentals, then self management might still work.
