It's a niche, and she gets rewarded for taking that risk with tenants who pay higher rent (since demand for felons is presumably low amongst landlords).Not saying you should adopt the same methodology, but there probably is no additional incurred liability simply because they were once convicted of a crime.

If you can pay the loans back out of your own equity and use the loans to keep less of your capital in a deal you really could just pay the loan back presumably.

I was presuming that he skipped since no one was ever there and he was not working so no excuse to not contact or never be home...Now if this is what you are facing, why wouldn't you want to have a clause that says under this situation (lack of contact, not at home whenever manager visits) that you can repossess your property which is delinquent.
