A loan mod might help.

I've been offered a loan mod/partial claim by the mortgage company, but there is more than 20% equity in the property and would it be a better idea to just refinance?

Do some reading and listening to pod casts of wholesalers.

I have read a few success stories and heard some pod casts that use the idea of using investor's capital to buy a house for cash.

@Jose Baeza  the mods are going to move your posts over to the pro section.you can't blantantly advertise what you do on the public forum side .Also it sounds like your one of the many that pops on Bp each week touting the exact same thing..

Having lenders set up is more important then any pod cast or book has explained.

i swung in that area earlier... i swing by again..also, is it ok to list properties on this site in a "forsale" section.. or do the mods frown on trying to sell prop if your not a site sponser?
