Even the hotel brands that are perceived to be nicer by virtue of their name and that seem really nice when you walk often have very outdated rooms.

The course to get the license is ok but it can be outdated and doesn’t capture everything that can happen in Real Estate.

Do you already have a sheriff lock out date? 

All of my purchases were outdated & ugly under market value houses that didn't cost too much to renovate but created a ton of value when it was complete.

*You can be a "live in flipper" you buy a SF (fixer upper/out dated) stay in it for 2 years (per tax purposes ) fix it little by little till you are ready to sell.Or      * You can do "house hacking" you buy a duplex or a 4 plex (again a fixer upper/out dated ) live in one unit and rent out the rest have the tenants pay your mortgage. 

Tenant's move out date is March 21, his rent due (with a grace period on March 12th), and he said he "did not send the check". 

(Not by using Google maps because they can easily be outdated pictures) There should be some.

You are looking for water damage, things that need updating, foundation issues, outdated electrical, stacks with "barnacle" on them, old water heater/furnace/ac, curb appeal, healthy profit margins, solid comps, and a motivated seller.I've seen too many "new" investors get sold a property at full retail.
