@Chris Weaver  yes long slow process .. if your in a high value area then your goal is to have your tenant pay your home off cash flow is a bonus if you get it.. but in 30 years the property you paid 300 to 500k for will be worth 1 mil or more.. that's the goal.. forget  about 100 a month your right that money just gets lost in daily life.if your in a low value market with no appreciation then positive cash flow is a MUST other wise no reason to go through the drama and pain of being a landlord.and you must Scale you must have a reasonable expectation to get to at least 10 doors as quick as possible with 200 a month TRUE positive cash flow.. then you have something you can call an investment.

I told her I wish they presented the real numbers.I know they fabricate a lot of drama for TV, they always have to have a problem and then go solve it.But the numbers do not seem realistic.What we saw last night was a discussion about not having budget for roof replacement.
