I see the value in taking the hit to qualify as a primary residence, and I think it is time within the next few months to finally make a move.It is a sellers market, but just combing through the MLS there are some glimmers of hope to find a good enough deal.

They said it was an "emergency" and took money out of her reserve fund for the maintenance man, the PM to "supervise the emergency," and the electrician and of course, the new electrical breaker box.If they'd called my daughter she would have said, "Just tell her not to plug in 50 hair dryers at the same time."

The faucet - well, if having a hose helps her feel more efficient in her kitchen, or maybe she wants to wash her hair in the sink after coloring it, I guess that's not horrible either.

Candle wax on fireplace: scrape up the big stuff, use a hair dryer or heat gun with something absorbent to wick up the rest, or use a wax dissolver such as mineral spirits.Personally, I wouldn't see any of this as something I would try to collect.

It's my opinion, that by the time you pay fees and higher maintenance costs associated with a PMC, you could make a better profit if you buy close to home and manage it yourself.Most property management companies are not going to ask your tenant, by the way, if the reason the breaker keeps tripping is because they have 50 hair dryers plugged in at the same time, and then just tell them not to do that.What they will probably do, is send someone out to the property (and charge you for it) then charge you for a new electrical box that can handle plugging in 50 hair dryers in at the same time (and then charge you for having their guy do it, and a supervision fee, etc.).I don't see how anybody makes much profit if they have to hire a PMC.
