If you're thinking that when you get your license you'll immediately inherit a bunch of deals with a crowd of lay-down clients in an industry full of professionally courteous individuals, you'll be sadly disappointed.  

So worth it as I have screened all my tenants using their service and have yet to be disappointed.

It is disappointing you have a lease and agreement but aren't clear on the terms. 

Otherwise, I don't think the time you waste disappointing applicants outweighs the slight chance an applicant will see past the mess and rent anyway.

Security deposits are the most contentious issue in landlording and tenants are very disappointed when they learn they aren't getting anything back.

I would suspect that they will be so disappointed with the performance of especially the dryer that you probably want them to buy the appliances themselves and still put that clause in the lease just the same.

Tenants are disappointed, but seem to understand.  

Because fair housing law includes numerous protected categories -- race, sex, religion, and so on-- chances are that  a disappointed applicant can fit himself or herself into at least one of the protected categories and file a discrimination claim.
