The best areas to invest are where you can merge the best teams on the ground with the right market climate.

I know that BP says house hacking is a great way to start out, but with the tenant-focused  political climate it doesn't seem to make sense for first time investors.

Reading posts from all of you succcessful people in this thread reaffirms some my philosophy on the subject matter.There are many sides to wealth that I’ve observed:- Health- Community- Mobility- Climate- SpaceSome notes on my observations.A healthy body is form of wealth in time - A person with only 6 days to live wouldn’t be able to do much.Having a community is a store of relational wealth - We all need love and support and to feel needed by others.Mobility is a form of experiential wealth - If I am not stuck in a particular location, I’m free to pursue my passions and my tribe.Climate is a form of operational wealth - I’m more efficient and productive if the weather is optimal for me to carry out my daily tasks.Space as a form of wealth in 3D resources - A city dweller has to compete in resources much more than a ranch owner.

Besides, I love the San Diego climate too much!

Taking of private property rights is something I want no part of and do not wish to invest in those kinds of climates.

I can remember marveling at the bums on the Park benches as a kid .It would be winter time in the early 1980’s and they would be Bundled /wrapped up and just laying around while people would offer them stuff as they passed by .I can still remember asking my mother why would they willingly choose to live in freezing cold climates and suffer through the cold months when you can be a hobo anywhere in the country so Why not go south and be broke there  instead to have an easier life ?

Simply piping water in from other places is problematic not only due to geography and climate (it’s a hot remote desert and water evaporates crossing a desert) but also because of water law and all the places it could be pumped in from also needing that water and it already being “spoken for”.

As far as economics, these sorts of distrusts in government and the economic policies they have ultimate power over tend to erode faith in the business climate and in-turn investment.
