A well-meaning and hard working agent can feel pressure from a homeowner or investor who has an inflated perception of the property's value, it’s a inexperienced or new agent, a part-time agent or under pressure from their broker to get listings or else.

It ought to be free but I want to keep playing with it until its licked and then the public can have it.We all know that it doesn't exist on the open market today and people like Zillow and other so called real estate 2.0 sites are trying to get a handle on it.I don't know who else is working on it but here are the major stumbling blocks from my viewpoint.Psycho-social issueFirst and foremost it must be using rules acceptable to the society of appraisers and the needs of real estate professionals to have any application to these industries but I suspect that once it is proven to work people will use it and just forget about groups that claim a monopoly on information sets or analysis of any kind.
