Because most larger breeds are bred for a purpose...a "job" so to speak, which often means they housebreak and are better trained / behaved than most small dogs who are often treated as "babies" with no rules whatsoever

I made sure I was listed on the lease as an occupant as I told both girls and the roommate's mom that if there were any problems whatsoever with their paying rent on time or damaging the unit, I would fly back there and personally move in as my name, my credit, and my money are on the line if they don't pay or they damage things.

But, hey, I hope his/her idiocy means you make more money.This sounds like a Mexican neighborhood,  And in my opinion, in growing up with a best friend who was Mexican, as well as many in my life since then in California, the neighborhood probably has no problem, whatsoever, with this person doing business as a babysitter or a seamstress.If your owner is stupid enough to pay for the costs involved in evicting a Mexican person in an Mexican neighborhood, because she was trying to make a living - then he deserves everything he/she gets.And don't think for a second, that his "reputation" won't hurt him in finding another good tenant.Welcome to Mexi-Cal.

Besides, offering below market rent  this hot area tends to attract more applicants; this also allows me to better discriminate against all kinds of non-protected individuals including those with bad teeth, crooked gaits, sassy attitudes, the overly inquisitive, and those with otherwise nebulous  personality traits and idiosyncrasy's that I find off-putting.
