It was common for me to hear people as I wandered around talking like "Uggh, the paint color and the carpeting, let's offer them $50k less" ....while I was crawling under the house and opening up the main panel......I had to chuckle as I drove away, usually making no offer at all.You're young and new to this risky, vicious game.

The one who does only tile, does it fast, with perfect quality and reasonable price.Plumbing as HWT will need permit, repiping the house also need to be done by a licensed professional and even light plumbing like toilets, sinks etc is better done by a plumber by trade rather than by "Jack of all trades" Electrical as of configuring the consumption, breakers, panels etc - only licensed electrician to cover your liabilities.Switches, outlets or something like that not even considered an electric work - like door knobs, locks - DIY while waiting on other contractors to finish or when you have time.Generally, the more you're doing yourself the longer it takes because you're learning new skills and it takes time.Even if you're good in that - if you're creating business and want more than couple projects a year - you need to outsource everything.

I also walk through the property with them to show them where the fire extinguishers are, where the breaker panel is, and where the water main shutoff is.

We already pulled all the paneling off and when we did, the sheet rock was damaged from pulling the paneling and glue off the wall.

If the tile is in bad shape and you need a cheap fix and don't want to reglaze, you can glue fiberglass panels onto the walls over the tile.

This would determine how much money you put into it.I think 50K might be low on this one also....These Old Old houses can gobble up money faster than you can feed them.My biggest concern is the Front Porch and the Cost to either gut the paneling or just go over it with drywall.
