I use a combination of websites...there isn't just one and City of Milwaukee changed their sites again (I hate their IT people 😋) For judgements & liens, use WI CCAPFor tax balances, use county assessor websites.I use REIPro which shows if there is a mortgage but Stewart Title has an app too that does this and they are an amazing title company too...Tammy Kloehn. 

If they don't defend themselves you will obtain a default judgement against them.

The main thing PropertyRadar is missing is "involuntary" liens - judgements, tax liens, etc.Not sure what you mean by "fake sites".

We have a property with multiple judgement liens from an old owner, but that owner is refusing to give us permission to contact the state to get the liens paid and cleared.Our attorneys are suggesting an expensive and time consuming quiet title action, is there any other way???

You may want to consider a clause that says something like this: "Tenant understands that any court judgements or collection accounts related to tenants's default on rent payments could adversely impact tenant's credit rating and ability to rent or purchase property in the future."
