Make sure you meet all your deadlines with the section 8 inspector and that you do your best to hold your tenant accountable for any damages done each year for the future yearly inspections.

I always call the court and reserve a spot on the next available eviction day that will allow you to meet the required deadlines for service before you even start so you don't lose time.

You're kind of trying to have your cake it eat it too :I want the tax treatment as though my house was my primary for 2 yearsI also wanted/made rental income from the house for 11 months though You picked a bad day to ask it's a corporate tax deadline so no one else has chimed in yet haha  hopefully @Brandon Hall or@Jake Hottenrott Can chime in with their wisdom.

There are definitely rules and deadlines about when and how to serve your counterclaim, but two first-class mail stamps are all you need (one to send it to the plaintiff or his attorney, and the other to send it to the court).

So it would appear that he had not intention of trying to close by the deadline which seems like a blatant failure to perform to me. 

Its a requirement related to rental registration ( from CLE ordinance:  related to rental registration, certain residential rental units required to be certified lead-safe, lead hazards and ­­­­lead poisoning prevention).If you are buying a rental, you should confirm that the property is registered as a rental and that the lead safe certification is done (not all zip codes are due at this point though - deadlines go thru March 2023).
