The bank then knows there are no clouds on the title or claims about the product.If the seller of a rehabbed property did all of the work himself, without permits, without an inkling of building standards, and with the sole motivation of making a profit...would you buy that property just because it looked like other properties?

The first thing I'd do is file the sales contract with the county, which will cloud the title and make it difficult to impossible for him to sell to anyone else.It's hard to compel anyone to sell against their wishes, but you sure can prevent him from selling to anyone else, and if/when he does want to sell, you have dibs at the contractual price, or can force him to pay you liquidated damages to release the lien.I'm not a lawyer, nor is this legal advice, just my $.02...
