The family trusted me enough that while her mother was alive but ailing, they asked me to aid them with renting and managing it.  

Home care aides will go and live wherever facilities for old people are built.

Enterprise, entrepreneurship, and creativity is where the rewards fall. 

I'd hope that you are about to invest your best full-time efforts into making this a successful enterprise, and that you expect to have the potential of reaping large returns from this investment of time and money.

When I say the beginning stages, I mean I'm in the beginning stages of educating myself, networking with others, and looking for real valuable information that will aid me in making well informed and educated decisions. 

As a new landlord the best option in your case is to rip off the band aid and move all rents to market asap.

I am looking into other business to help aid me in getting started in REI and I really need some advice...

After building a billion dollar real estate and tech enterprise I will probably take my resources and piggyback on the progress that others have already pioneered and troubleshooted.
