I’m really pulling for them - I kid a lot on this site, but not this time.Also of note (and I don’t hold this against MSHB; although, given the number of times they must have had personal contact with the tenant in the last few months, they probably should have picked up on this:) The after-eviction walkthrough video that MSHB sent me caught a glimpse of a doghouse in the backyard - the tenant left a lot of piled up “personal property” outside, and the doghouse stuck out like a sore thumb, even as the camera panned very fast.

A couple of days ago a car smashed a portion of the fence, and yesterday we discovered a fiberglass shower pan is cracked so we've got completely redo the shower.

For me, the most common damage items are:damaged screensdamaged mini-blindsmissing lightbulbsdirty drip pans on the range, every tenant seems to expect shiny new ones but they just don't come cleanmissing CO detectors

They have done extremely well with HI real estate they own a few shopping malls and a lot of industrial tilt ups.Also US pacific builders was a JV partner of mine back in the day we did a 200 acre development together in PDX..
