Hey Jackson, I'm not an attorney but I would suggest that you seek legal advice since your tenant works in that field and probably knows the laws, and probably will use them in his favor thinking you're not too savvy and will fall for his intimidation.

They never did another STR after that. i had renters in Jackson MS put clothes hangers in the lugs and tie direct to the 220 coming from the pole all to skip the meter.. crazy. not sure how many over time get fried.. but it happens.

I'm not a mobile home guy Desmond Jackson but I would assume you could value it the same way as other properties - by looking at other similar sales, maybe even in the same park.

@Jackson Sandland - From my research, the laundromat needs to be in a location with more than 50% are renters and the store needs to be large, more than 2-3000 sq ft for it to be worthwhile.
