When I say I have been at this quite a long time, it is absolutely true, because I have logged more hours in the Courtroom than most of my colleagues in my particular peer group.But that is besides the point, because nothing about that changes the nature of the information I am providing.I have routinely argued and had upheld, in my jurisdiction, attorney fee provisions for 25% of principal owed.

routinely multiple applications are processed the same day for the same apt and the best credentials (ie, credit score along with documented income) chosen and the other application fees not refunded but rather applicable to any additional applications with the PM within a max time frame ie 6mos or less. sometimes it stuns me how many ppl apply for the same apt and pay the $40 fee.. just because it was a 'bargain' or whatever

Seeing how the yards of rentals are routinely destroyed makes me lean towards a condo set up, but I guess that comes back to your point about tenant quality.I am completely with you on finding a “respectable” place, I think that’s part of my issue.

Unless, you have that built in overall in the analysis.Personally, I would not consider switching to city sewer unless the entire septic system needs to be replaced and sewer is close.Septic is fine when system is designed correctly and routine maintenance is conducted.Hope that helps.

(I have had tenants turn the AC off when they move out or the heat in winter)- We require they have someone check on the property if they leave it for more than 5 days (This is to make sure there are no water leaks or HVAC issues that lead to problems while they are gone)- No businesses can be run from the property (to prevent day care, laundry services, gambling, drugs or who knows what)- We specify yard care includes week spraying and cleaning up sticks less than 1" in diameter (otherwise tenants think yard care is mowing only)- We state that tenants utilities can be used for routine maintenance or repairs (I once had a tenant complain the roofers were using his power for their compressors)- We have a whole section on mold stating that mold is naturally occurring and results from excess moisture.
