"Resident shall promptly notify the landlord in writing of any damages or repairs needed to the property, and shall be liable for any and all damages or repairs caused by the action or inaction of the Resident(s), their guests and/or invitees.

Thanks for the prompt responses. :-)It is a terrible place to be living but at the same time there are many worse places out there I'm sure. 

We have always been prompt to address or fix any issues and have never raised rent on them.Last year around this time, they renewed their contract and signed another two year contract from June 2015-May 2017.

I like to see paying rent promptly as  a rule. 

(they hate them in most nice single family neighborhoods)  If a blade of grass is 1/8" over, I get a letter. if the garbage cans are not taken off the curb promptly, I get a letter.

The 3 day notice to pay or vacate will be promptly posted and delivered if he is late.

Everyone seemed to appreciate the clarity and knowing what was expected from the new landlords in regards to paying promptly.

Designers and manufacturers always have to change the latest fad in order to prompt consumer demand.
