I sold the property and reinvested.I don’t know if it’s the money or more about grit and ingenuity.The barrier to entry can be overcome easily,The barrier to success is inadequate info.

However is you keep your eyes out I am certain there exists plenty of potential for a good deal you could buy outright especially if you put in the work to find an unlisted property as it wont have the visibility of a listed one and therefor, if you can overcome the challenges of searching for unlisted property, less competition from the general market.

Props for doing it yourselves and overcoming the challenges!

I've found the only way to overcome fear... is to face it, and do what you fear most. 

They have some great strategies for pinching pennies to overcome your situation.

Essentially, you are giving a lot up for a little in return, when a little creativity could overcome the need to use commercial for single and smaller multi-family acquisitions.Hope this helps!
