Even with an excellent purchase price and value add into it, you would be hard pressed to break even let alone cash flow simply because of the price points for even the run down homes.

The one time I had to use it was on a big unattended dog that got way to close so I pressed the button (compressed air) and he emptied his bowels before he got his legs going away from us shaking his head..Don’t test it in the house or near kids.

I can't give advice on Orlando and Miami (I don't live in these cities or know their markets very well), but in Tampa you'd be hard-pressed to find a property that will be $60k total for price of property + the cost of renovations.

It might be better if you could try to save up for another down payment for a second building and do an owner occupied 3.5-5% down payment and move into a 2-4 unit and keep the 1st property because I really feel like you’ll be very hard pressed to find another deal that will cash flow that well again.
