We had our inspection yesterday and we definitely need to fix a few things, the most pressing being two tall decks that act as a front and back entrance to one of our units. 

Even with an excellent purchase price and value add into it, you would be hard pressed to break even let alone cash flow simply because of the price points for even the run down homes.

With everything going on, I am anticipating at least one of those deals falling through (hopefully not both), but for now I am still pressing forward.

I haven't pressed her on it, but I think that the 5 year reset to the interest rates may be negotiable.  

@Shanna VatajAlso - I think you’ll be hard pressed to find agents that actually understand the state landlord policies, ROI etc if they aren’t involved themselves.

The one time I had to use it was on a big unattended dog that got way to close so I pressed the button (compressed air) and he emptied his bowels before he got his legs going away from us shaking his head..Don’t test it in the house or near kids.

There is little or nothing wrong with the physical house, no pressing time issues, clear title, agreement among sellers, etc.

I can't give advice on Orlando and Miami (I don't live in these cities or know their markets very well), but in Tampa you'd be hard-pressed to find a property that will be $60k total for price of property + the cost of renovations.

It might be better if you could try to save up for another down payment for a second building and do an owner occupied 3.5-5% down payment and move into a 2-4 unit and keep the 1st property because I really feel like you’ll be very hard pressed to find another deal that will cash flow that well again.
