Also rehabs - don't go overboard - yes, we all love nice units, and we want to make them marketable but make any rehab work affordable (restore hardware resller shops, online, craigslist free, ask contractors if they have spare floors/tiles you can buy) youi would be amazed.

I realize the removed tree was likely much bigger than 2-3 feet, but this isn't going to hit you insanely hard in the wallet to replace the tree and have it grow out in a year or two, unless this is some kind of special Japanese maple.

@Theresa HarrisGrab a $4 bottle of Concrete glue from the hardware store, squirt half it in the water you’re using to mix with the dry cement.
