Some very rough numbers may look like this,  roof and gutters 10k, bath/floor 7k, kitchen 10k, paint patch 7k, floors 3k, windows 2.5k, hvac 7k (central air and furnace), electric  trim, lights 1 k, doors $200a piece (door and  hardware),  water heater and plumbing (excluding bath and kitchen above) $1,800, driveway ($10/sf for concrete), ceiling at basement $800,  demo $1000, electric,  water,  taxes,  holding costs,  etc .

The one a block over, currently being renovated had $40,000 of asbestos demo cost/remediation. 

I’m not sure if it’s worth the expense to demo plaster and hang drywall (or, maybe hang drywall over the existing walls?)

I initially just wanted to rent the property out and go find a duplex but I really now want to explore my options for demo and new construction development.

Which brings me to my next love, which are contractor demo bags.

The house was completely gutted: no sinks, no tub, no plumbing, no dry wall, no flooring, no ceiling, no light fixtures, no HVAC whatsoever, just studs, siding, some windows, and a roof.Not only do the HAZMAT guys charge a lot, you have to pay for special disposal of these demo materials, not cheap.

I did demo a 2 storey house and 1 single storey plus cmu wall fence, I burned 35 40yd dumpsters and 22 low-boys.

He suggests I buy lot outright and use this as collateral for demo and construction loan.
