Regards,I think your letter sets the tone for what's to come for them.I doubt they will stay if they think the area is going to result in going to prison.You also might want to legally concealed carry in the area.Dope fiends (their customers) as well as dealers can be unpredictable and sketchy in their behavior, and stealing your shoes could result in a bullet to pay for their next high.Also, watch out for unscrewed but still in the socket, missing, or broken exterior lights--that's rapist stuff.

My lease with that tenant has/had a very specialized bed bug addendum, that has an educational component similar to the requirements under the new Philadelphia law, so the tenant was made aware of bed bug behavior, and that they are hitch hiking bugs.

If you already have a nice stabilized asset that is performing nicely, easy to manage, and not leveraged to the hilt then doing nothing strikes me as intelligent behavior.

If it's the former, I would do the repair as, in my opinion, windows that have ratty or missing screens make the whole house look terrible and it's an issue if the tenants want to open a window to catch a cool breeze rather than run the air conditioner (behavior which should be encouraged, in my opinion).I think the larger question is why, when there are so many properties in the country that cash flow really well, why you're hanging on to one that does not.
