I've been browsing and I can't seem to find an answer to this question: should an LLC be formed in the state of the property or in the state in which I live?

I've done a lot of research on Lonnie Deals and have read many blogs from experienced investors in this niche and I'm interested in using this technique to propel myself out of the 'rat race' and into financial freedom.I started browsing CL and found an MH(2/1) for sale, asking 8k.

In my experience - sometimes local Real Estate companies just list on the MLS then go to bed until someone random browses past it some months/years later. 

I was browsing some properties recently in your area listed on crexi.com.

The cheapest areas I've seen just browsing around seem to be in Sacramento, but not sure if that's the best choice or not since it's rather far.

That is perfectly acceptable as long as they did complete the exchange in good faith and have a good trail of intent as I said.I can't emphasize strongly enough that the family now needs to interface with their tax advisors and estate planners to determine  the best way in their unique situation to transfer that property pre-death.
