If he has been in the property before and knows that it's not going to fit what I'm looking for - and I've worked with the same agent long enough that he knows what I'm looking for - he can save me time and energy by looking at properties that won't pan out. 

I allowed them to move a few things in prior to their official move in date of today as I was completing some construction projects within the home.Yesterday evening as we were finishing up some of the painting we moved a pot/pan of the tenants and inside were two cockroaches.

One of the properties I manage had a rusted out drain pan and the warranty didn't cover it.

And we fly a bunch up in the sound for 100.00 hamburger runs.. great part of the world I have driven to the tip of Vancouver Island and over mtn range from Campbell to the pacific its simply spectacular there.. no other way to describe it.

The path others have paved.A lot of the replies are "if your RE doesn't pan out...take this safe route" I simply refuse to believe that.

If the solo doesn’t pan out the SDIRA is not a bad plan B.

This property is on the Pacific NW coast.  

I live in Tenino but anywhere around King, Pierce, Lewis, Pacific, Grays Harbor, or Mason Counties will do.    

One of the deals was such a nightmare, it really discouraged me to move forward because of how things panned out.
