After the last post on CF vs ROI I'm sure you are disappointed to see I didn't ask what people's cutoff for IRR is. 

If you are looking for information on building a wholesale business or other real estate topics then you will be disappointed with that weekend.

That was a huge disappointment.

I recently bought in to the do hard money advertisement and so far I have yet to close, I had a 60k purchase in a neighborhood that is a historic golf/university community and I was very disappointed because they claim the zip code has a high crime rate, but the area has its own security along with the city police patrols, and the neighbors say they have no problems.

First guess time:Folks looking for a 2Br are disappointed that there's only one, even though it has the loft.

I don't think you would be disappointed.

I do have to admit that I am disappointed how few phone calls are made (goal is 10 per day and I don't think  even get 10 per week per person is accomplished).

Then the buyer is disappointed when they can't achieve that rent.
