You can cut car costs significantly have pretty reliable transportation & get around while building wealth.One final thing I’m starting to embrace more is buying a car from an insurance auction & having a mechanic friend repair the car decently so you own low mileage with no car payment or the best of both worlds.

All my properties produce positive cash flow, they continue to grow equity, which I pull out, and I have all the reserve funds I will ever need without having to let cash sit stagnant not earning it's keep.This is not a investment philosophy that ultra conservative real estate investors could ever embrace.

If the tenants you mean to move out are or are not illegal aliens/cancer patients/battered women or men/unicorns/whatever the lender requires you to inhabit the building, so you do it.

@Jd Martin  I think people that get into land lording don't realize they don't like it until they try it.. some embrace it and run with it for long term others .. its like holy moly why did I do this.I know in our note side of our business 95% of my note investors ( and I have 900 performing active notes out there) come from the rental side and .. its all the same conversation.I had rentals I did not know about notes and I am selling my rentals and moving to notes. they love cash flow that notes create .. but just don't want to deal with PM's or tenants  LOL... so more than one way to get cash flow.now granted rentals allow much more leverage than notes and my note buyers are quite a bit more cashed up than most starting in the land lord business..

Normally is is covered by workman's comp if the contractor is insured.Also, in the past, some tenants, especially women asked if I'll be there.
