@Rob Bergeron, thanks, I noticed you posted the same regarding schools elsewhere.Feels like a couple of days in the car touring the area will help towards that ABCD understanding and building a buy box.

And I have done apartment tours with friends (male and female) because they wanted a second opinion, didn't want to do the walk alone, etc.

When I first took tours through properties that homeowners were looking to sell, some looked just like what's shown in your before photos.

No problem, but of course you have to disclose the line of credit, it will pop up likely on tour credit report anyway though.  

Also the sellers were not very accommodating when it came to tours, where as I typically don't even tour. 

My clients at the time looked at niche.com and greatschools.net and THEN would pick their preferred private or public school, tour the schools and THEN look at housing in those areas.

Tour the property and find out what can be done, if anything to add value.

The only way I would even remotely consider this is if the tenants are rock stars on every other level, willing to pay a HUGE deposit, a reasonable monthly pet fee AND I can tour/inspect their current residence and its IMMACULATE.... which it won't be.....I let pets at one of my units.. and not the other......And I'm a DVM....so dont get me started on some of the stupid comments about pets in the replies

As  a result my policy is now to say, "thanks for your interest, but give me a call when you get to town and if it's still available, I'd be happy to meet  you and give you a tour."
