Did they give you any paperwork or have you signed any documents whatsoever?

It might not even apply to you - just another issue in a somewhat gray area of real estate law.But remember- if a buyer buys the home in a double closing - no issues whatsoever - anywhere. 

I have been a little bit all over the place in the last years: aside of managing our own portfolio and working as an agent I have also taken on some high end rehab jobs as a GC and I am currently cutting my teeth on new construction.

As side from cutting my teeth doing deals is there any education worth pursuing?

I cut my teeth selling fuller brush door to door. so I could handle rejection I understood how to set up a buyer or a listing.. and I worked very hard.

This is like pulling teeth here.

They will often become upset over things like you and your tenants arguing with each other in court (be prepared for them to lie through whatever remaining teeth they may have), failing to bring the required paperwork such as the lease, the notice to vacate, etc. and attempting to drag out this hearing like it's the trial of the century.I hope this helps a bit.

Hoping I can cut my teeth on a mobile home while still turning a small profit.

On a fix/flip I would guess no equity value whatsoever.
