I always recommend getting a survey of the property, you'd be surprised how many times it shows something the buyer wasn't aware of.For example, the title commitment takes exception for a recorded access easement over the East 20' of the West 75' of the property and for matters that would be reveled by an accurate survey and inspection of the property.

After that, you will need to spend money on the inspections, surveys, environmental, etc.Financials - Review of the financials can be tricky, particularly if the current owner has not kept the books correctly.

I would heavily start your own internal property rent survey with other neighboring properties .

Just get a survey or get a copy of the survey done when you bought it.

New construction can be tough because you have site improvements, surveys, reports etc... 

HH survey which is raw data is a better metric to use when there is a transition in the economy.
