The underground storage tanks are very, very expensive.If I were in your shoes and was starting out with an Investor who had enough money for me to consider assembling properties that cost $1.5m pre-demo.

I’d also be Leary of letting you demo/repair my house under some agreeement that maybe you may not complete....them I’ve got some battle/law suit with you and can’t sell my property.

First step was demo/clean up, which actually didn't cost much more than a regular renovation.

I saw that it was demolished and then he sold the land fora pretty big loss of initial investment let alone demo costs ..I had offered to buy the property a few months after I was bought out but he didn’t like that idea ..

My husband swears we will either demo and put up new drywall next time or laminate 1/4" drywall on top.

To demo about 22k.I bought the property for $1,500 at a commissioners sale.It probably needs $60,000 spending on it to redo the entire property.

However its a level lot, no ledge, only 2 trees to remove, no existing structure to demo, permitting should be easy as the  lot conforms to current zoning laws.

Those usually start around $100k.I was looking at an 8-unit a while back that had ALREADY been demoed and was getting rough quotes of $100/sq ft to rebuild and get rent ready.

Also make sure you get a demo permit

Purchasing the other house to demo and reconstruct an 8-10 unit MFR would generate much more income for the long run, but we would have to put in a large initial investment and take quite a hit in terms of time.My main concern is that I have interest in demolishing the house and creating a multi family residential, but we are totally new to this so I don't think it'll be a great idea.
