Anyway....here are the notes from the wholesaler:ARV - 525kPurchase price- 315k, Rehab - 67k, Commission -26k, Escrow - 3k Net Profit - 114kNotice he has no carrying costs, but we can over look that for this post.My notes had an ARV of $449K on the high side and with a worst case exit of $399KWe had a rehab of 50K, other figures not changed much.Just out of curiosity I did a property search on this, I always wondered what happened to it.

The reason was to reduce risk, not to obtain funding.As Will mentioned, participations will add up to 100%, regardless of how you split it up, interest accrued and paid will be, at some point, an odd amount that can not be divided equally, the amortized payoff can also be an odd amount.
